For its part, Chefs International gets to operate on property that has access not only to boaters docked on the Shark River, but also motorists driving in from Interstate 195 and pedestrians walking only a couple of blocks from downtown Belmar, said Robert Cooper, the company’s president.

“We don’t feel like it’s extraordinary rent,” he said. “We feel it’s a very reasonable deal. To go in and purchase a property like this would be prohibitive. We wouldn’t be able to do it.”

    How can they start this project without all the required permits? Also, why they never showed the view of the restaurant from route 35? At the meeting the panel requested they revise the look of the building from route 35. No revision was never published. As usual they going to go forward without any consideration for the residents of Belmar.

    1. They are going forward and have been planning since 2012. the mayor has been treating this as redevelopment. The State and the public have been deceived on the plans and particulars from the beginning. The biggest damage is that the Green Acres parklands that comprise the Marina are not the mayor’s or Chef’s to do as THEY wish. As to why the N.J. DEP has not put a stop to the entire rogue project…has many of us scratching our heads.

    Dredging the Shark River Inlet was something people wanted.

    #3. Gave D.O.T. go ahead. I just got an email to Colleen Connolly- D.E.P. Green Acres- they do not have permission to use K-Street Parking prevents access to Shark River boater. She was told all had to be removed that was 11/23/2015.

This marina isn’t about renovations, reconstruct or construction .Just as the mayor believed after he cleaned up and rebuilt the beachfront he could designated the 33 acres of Green Acres encumbered parkland for redevelopment. He is stating that this entire marina can also be redeveloped. If taken to court the same applies and could be successfully argued and won. In the lease with Chef’s 2. (d) shows why a judge would rule the contract as unconstitutional “Under the Green Acres, the public shall continue to have reasonable access to the parkland during the term of this lease, with the exception of the main building and tiki bar where the public shall have access to the main building and tiki bar as business invitees.
    THAT IS NOT PUBLIC ACCESS UNDER THE LAW and the business now occupies 75% of the entire acreage.
