Brodsky is a real D__k. It is the project as a whole that we are looking at. In the end, the townhomes will be beautiful and will improve the look of the neighborhood. They will also provide the town with ratables to pay towards the debt left from previous administration. No one is going to look at it and see variances, they will see an overall improvement. Time for Brodsky and his clients: the part time Puleos, and short term vacation rental landlord Mr. Russell to let the plan move forward for the betterment of our town.

Blah blah blah – it is all about someone’s profit. Surrounding property values going up? That is profiting also. Wish I had rich land baron neighbors. Right.
#4 Yes it does as the master plan says to get rid of outdated buildings. It will be more conforming than 34 room rooming house. Based on the neighborhood the town should change zoning, single family is the exception.
The Seaport project on the old Havens and Hamptons site give huge tax abatements – I looked into buying a condo there. If this project is similar, there would be no relief to our burgeoning debt for decades.
Let’s return to single family construction only and a clearer view of taxes collected on all of the new construction in Belmar. A single family home community much more akin to our neighboring towns of Spring Lake and Avon.
Love All the Women sitting on The Board of Adjustment. They must be home cooking and cleaning and leaving all the important issues for the smart men to decide!
In whose name is the property at 201 Ocean Avenue? Look it up.
#8 – I don’t know if that was tongue in cheek or you’re serious. But if it’s the latter, why doesn’t everybody give up the whining about women and everything else being whined about in this country. If there were an Olympic sport of whining, nobody could compete with us. The Gold medal would be just sent to us. We wouldn’t even have to send our team. All other countries would just be competing for the Silver and Bronze medals.

Hi Tom, I didn’t know pointing out a fact was considered whining. When I logged on to watch the tape I just noticed there wasn’t a woman and stated a 1950s version of life. I mention it because as a woman we see things differently and we would be a valuable contribution to the community. Having the good ol ‘boys making all our decisions doesn’t seem to be working for the community. I usually can see the value in your comments,so I hope you can see my point. The large scale projects that were passed thru have offended many residents. Some of those projects were never heard before any board. Sweet deals were made to avoid or defer taxes. Now the community is cautious and paying attention to every project. Newer projects will be scrutinized because of what was permitted recently.

#12- Not for nothing look at the borough website and you will see two members of the zoning board are women. One was present last night for the first application and then had to leave. The two alternates were there. You can make whatever points you want and have your opinions, but I dont think it is fair to make this a sexism issue, when it is clearly not.
Some projects went through unnoticed because they kept quiet about them, and there were almost no owner occupied homes within the 200 feet to be notified.
The agendas for the Zoning and Planning Boards are posted on the Belmar website days before the hearings.
Go build you condos in Asbury Park. They would love to have you. Or perhaps try forcing it down the throats of Spring Lake or Avon. GOOOOOOOD LUCK. Better yet throw some of that cash you’ve been raking in over the years into fixing up the place. It could be a beautiful B&B
I have not asked for any tax abatements, nor will I. I personally do not feel that it is fair to our school system. I can give you a rough estimate that this new development will triple tax revenue for this location compared to the tax being collected currently.

Thank you William Merkler. You have been excellent in working with all of our neighbors and taking our input. As usual, you can’t please everyone, but I do believe you have the majority with you for this beautiful project.
Sorry, but if someone references a property as my house or I own it, I thought that person’s name should be on the deed. Silly old me. Probably irrelevant for a married couple, (what’s yours is mine and what’s mine is yours) but in the case of divorce the importance is there. Gosh, better let the wise fellas duke this one out and I will go bake cookies for my lord and master. Jeesh, enjoyed the lawyers having fun with each other. That’s what they do, right? The kettle is whistling…
The only development properties that are getting PILOT (payment in lue of taxes) are within the redevelopment zone. The White House is not in the redevelopment zone. Those units will pay property taxes based on their value which will be considerably high. Waiting for the crew from This Old House to swoop in and lovingly restore the building or an angel investor to throw away any chance of a return on investment by turning it into a lovely B&B would be an exercise in futility.
I understand that some people are against condos but these are tasteful and aesthetically pleasing. Maybe SL and Avon wouldn’t allow such a thing (although both towns have condos) but guess what, this ain’t Avon or SL. This is Belmar and the guy assuming the significant risk to do this project loves this town. This isn’t some summer timer or absentee investor who wouldn’t be caught dead w a Belmar address. This is a Belmartian that lives here and therefore has the town’s best interest at heart.
Lastly- #10 – The grand irony in your comment is the fact (any casual reader of this site can see) that no one whines more than you. You realize that, right? All your critiques about women, minorities, the school, young people, and the state of the world in general, is whining. I think that you would easily win the gold at the Whining Olympics. My Grandmother (May she Rest In Peace) who was tough as nails and endured unimaginable hardships would try to see the good in everything and everyone. She would call you a whiny grump. She had no time for that.
According to the Application page 2 of 4 … the project requires VARIANCES, Preliminary Major Site Plan Approval and Final Major Site Plan Approval …
the submission checklists in the Belmar Development Code would help the Zoning Board make informed decisions.

To 24..the neighbors fighting would not have their part-time homes if not for a variances granted for subdivision and setback variances. The fact is that zoning can and does change. The current owners of white house purchased a home in what was a multi family/commercial zone..things change and continue to change. Courts rarely mess with a towns decision. You have no rights to property that does not belong to you. Because he claims that these women are bright, dedicated, and attend to detail. Thus, the corporation is flourishing and successful. #23-You always tend to generalize. You trivialize groups of people without any real proof or facts.

Bill Merkler is a good guy – Belmar to the Core. Change must come to Belmar with this kind of stuff especially with the financial disaster we have on our hands. As long as it is done with class, integrity with no tax breaks – we are all for it
#28 the town can do what they feel is best for the town, end of story. As for the opposing neighbors: Part time or not, their homes were part of a subdivision many neighbors opposed. Mr. Russell’s property not large enough for pool and setbacks are not conforming on his undersized lot. Why do two neighbors think they have the right to what happens on property that does not belong to them? They do not own ocean front homes, their mistake. Should have made a better decision. Why they would opt to upgrade by moving from end of the same block to anywhere other than ocean ave is beyond me. Want unobstructed view, buy on Ocean ave. As for anyone acusing Meekler of pure greed: real estate is an investment. He is well invested in Belmar. Want a park? Start a fundraiser. The neighbors would oppose that too..they would not be able to control use of a park either. If they want a park, they should buy the property, they surely had plenty of time to do so. I would all be for it. More space to walk my dogs.

#25 So because Mr Merkler runs a successful business he should spend millions of dollars for a park? So there can be one across the street from the other park that’s already there? I think that might be asking a bit much. I think that simply planting roots, raising a family, investing in property, serving on the council, and shopping and dining locally should be enough to show the love.

#31 you are right. Can you imagine what having that rink and the foot traffic would have meant in terms of benefitting the small Main Street businesses? Mayor Matt despised Bill for daring to challenge him unlike the other bozos. But really Matt mostly despised Bill for being 10 times smarter and 100 times more successful than he could ever be. Bill is a self made man and success story. Another one of Matt’s personal ego trips that cost Belmar in the recent past, present and long into the future.

It’s about the greed of the neighbors fighting this.. they feel entitled. Probably just pissed that they did not buy the property themselves.
Please remember your history Belmar. The run down 1980’s and 1990’s party town blossomed into a more dersirable and wealthier town when zoning changes to ONLY PERMIT SINGLE FAMILY HOMES to replace properties that were torn down were enacted.
Variances from that plan are a step backwards and developers will surely STILL PROFIT from building single family homes.
This is not an outside developer and these townhomes are priced in a range that will not take Belmar down that path, we are not talking rental units. These are luxury townhomes that will appeal to empty nesters and professionals. Leaving the WH as is will eventually drag Belmar down as the pool of renters who will rent in an older building without modern amenities dwindles. As far as I know, Merkler will be taking one of theses units when his nest is empty.
To Slow Down..have you attended these meetings? Have you seen the proposed project? The White House is a relic of those days and still houses the bar/summer rental crowd in 34 rooms. 1.9 million dollar townhomes are not going to bring the town down and will also bring in more tax dollars for the town.
#38- Ironic that you mention that one of the units will be a freebee to Bill. It all makes sense now. The testimony from the builder’s side was that six units would make the project economically feasible, however five units would not. So if Bill didn’t take the feebie unit, apparently five units would make the project work. Once again, as in the case of the Belmar Inn, these investors/sharks apparently feel the property is worth a whole lot more than it really is, hence the need to build as much bang for the dollar, regardless of zoning laws.
I could be wrong but I’m pretty sure it was mentioned in the first meeting, that Merkler was taking a unit. Still doesn’t make it a freebie. As for it being worth less..it is assessed at over 2 million.. current owners and family paying taxes, etc for 56 years. The market brings the price. It is a great location. Comparing to Belmar Inn is apples vs oranges. Location, location, location..
Nothing unusual about owner owned unit from the get go. It’s an investment. It’s done all the time.
An owner owned unit would only make me feel more comfortable and confident in the project. Most developers come in to a town get their profit and money earned and spend it else where. The fact that Mr. Merkler would want a unit is a positive not a negative as some are trying to make it sound. Anyone taking on any development projects in Belmar or any where else for that matter are taking risks as the economy as it stands at the moment the project starts from when complete can change in a second. Not to mention other things they may come up during a project or delays that cost the developers money. There are alot of risks involved, its not greed of the developers its the facts of life. But what I think must be said about Mr. Merkler is not only does he take pride in his projects, but he continues to invest in Belmar he doesnt make one slam dunk and run with the money. He has invested in this Borough during the best and worst of the economic times and his contributions should be noted. So before showing up to the next zoning meeting with pitch forks and daggers, maybe you should consider not chasing him and the quality of his projects away, because if it is this hard for him to invest and make belmar a better place then like amazon why not just throw in the towel and move on from belmar. I sure hope that does not happen but I wouldnt blame him for doing so with the way, words and actions of so many around the Borough.
#43 Well said. IF he takes a unit to live in, it is not a ‘freebie’. This project will cost over 6 million. There are about 1 million things that can go wrong. It’s a big risk. Mr Merkler has also made himself available to anyone that has questions or concerns about the project. More than most debelopers would offer.

Concur with the comments from #43 and support of #s44&45. Even the best of projects carry serious risk and one only has to look back to 2008/2009 for the most recent examples to see what happens to many developers with good projects when the bottom falls out.
And #44, i see i no longer can comment using a more unique handle, welcome aboard.
THE PROPOSED TOWNHOUSES ARE WAY TOO BIG AND TALL FOR THIS LOT. THE OWNER OF THE WHITE HOUSE TOM AND BUILDER MERKLER JUST WANT THE BENJAMINS. FAIR MARKET VALUE OF THE PROPERTY AS IS 1.5-1.6 MILLION. IN ORDER TO GET THE OWNER 2.5 MIL ALL OF RESIDENTS WILL HAVE TO SUFFER THIS GIGANTIC TOWNHOUSE MONSTER WHICH CONFORMS TO NO EXISTING ZONING ORDINANCES. THE APPLICATION SHOULD BE DENIED AND A SINGLE FAMILY HOUSE BUILT.
2nd.. is this Joel? Bullshit..and why are you yelling? Tom Wagner has been a good neighbor and he has been paying taxes on the property for decades as well as working himself to keep up to code. The assessed value is higher than 2 million. Most of us are for this project. It is an improvement.
Ridiculous to make the property a single family. The property is an eyesore. There is Section 8 housing at River Ridge across the street, not that there’s anything wrong with that.
And let me add Tom Wagner is the best neighbor any of you have ever had. He shovels his neighbors out after snow storms. In fact, he has even cut the grass and cleared snow for Joel so the part time would not get fined. He has cleared the snow for the Puleos as well so they would not get fined while they were in Watchung at their permanent residence. Perhaps this is why they are fighting it, they don’t want to lose a good neighbor? But Tom is now taking care of his soon to be 92 year old father and cannot be in two places at once. He has provided many people a place at the beach at an affordable price for decades. It is time for him to move on and care for the man that made it all possible. He feels that Bill will do right by the property and for Belmar. Bill has also been a good neighbor for all of Belmar.
Perhaps you have not had to clean up any dog poop and pee stains on your lawn from Toms dogs who he lets run freely unleashed around town. Nor does he pick up afterwards.
Bill is not doing right for the property and the neighbors. Bill wants a free unit for himself at the expense of the neighbors Single family is correct zoning for the property as per the Belmar master plan confirms.
