Bill Shiper is the attorney for this monster also I believe ( please correct me if wrong). This is just s ploy to wear down and confuse the public. People came from an hour away to that meeting only to be told the applicant postponed!! What absolute manipulation and rudeness. If the developers of these projects think they will have an advantage by using stall tactics they are sadly mistaken.

#1 I totally agree with Katrina. Belmar residents have to stay vigilant, developers want to swoop in and change our town forever. Once we allow one ridiculous 24 unit condo to be built many will follow. We need to stand up and fight back. It’s now or never.

I’ve set up an email account to share info. One of our main problems seems to be lack of communication. The Belmar.com website is so out of date and is not user friendly. This lack of communication causes residents to scramble when situations like these two zoning issues.

Ms. Clapsis- I believe you will see that again the Board only had 6 MEMBERS not 7 MEMBERS PRESENT. The applicant could not proceed.

Actually #4 – the board had only 6 members last night because they did not need 7. The applicant made the board aware prior to the meeting that they would be requesting a postponement so the 7th member did not need to attend.

#4. At 3:16 on video it is stated that “ very late this afternoon the applicants attorney asked for an adjournment”. They do not mention anything about reason. We all showed up not knowing how many members would be there.
All the more reason for neighborhood communication

They had a quorum or else the entire meeting would have been cancelled and postponed. The applicant asked for postponement of his deal hoping that 1. all 7 board members would be a better bet at a yes vote, and 2. postponement will weed out those pesky residents. They aren’t likely to keep coming back.

both projects require Site Plan approval from either the Zoning Board or the Planning Board …. applicant’s choice ….the projects are not ‘Exempt Development’ as defined in the Borough Code and Site Plan approval is required

the Zoning Board public notice doesn’t mention Site Plan approval
