60% impervious coverage. Seems excessive. 5 ft setback? Paved Paradise put up a parking lot

How about something similar for the Belmar Inn property instead of the giant box with 24 units that is being proposed. Still not a fan of lot coverage and setbacks. Scale it back.

#2 – no Belmar is not part of the county system, and as a resident cannot check out books/material from other libraries in the county. I’ve asked before and it was basically the town didn’t want to pay the fee (not sure the amount) to be part of the larger network….however South Belmar is part of it…

About the Library, there are several reasons given as to why Belmar is not part of the county system, depending on whom you ask. They don’t want to give up local control.

Great project! Blends well with the entire surrounding neighboring properties. Well planned design, gives parking, height and size very equal to surrounding properties. I dont see one thing I would change here. Well done!

The request for large variances just shows the greed of the developer
Build something more modest and more in line with the zoning requirements

Wow! How nice the neighborhood was considered to have the project BLEND with surrounding properties. Oh, but that’s the north end . Save the square ,overbuilt, unattractive box for the other side of town. I thought the town wanted to move towards the new Asbury look. Guess the north end did’t get that memo.

Wow! That will be a beautiful gateway into Belmar, the first thing you see when you get in town. That looks amazing! Instead of the boarded up dump you see now in the winter.

The town does not allow it to be boarded up..instead it takes a beating..but you are correct, the plans are amazing. The time has come. The owner has provided an affordable place for people to enjoy all Belmar has to offer for the last 55 years. Zoning changed tying hands to do anything further..not worth his money to improve a building that can only be used for one season.

#8: Belmar is vacuous. It pays for building, uokeep, salaries, every single blade of grass, etc. Give it up join SHARES SERVICES with Monmouth County Library System, ask Jen…

#12- the majority of properties surrounding the existing White House are large non-conforming and have similar set backs and have gone before boards prior to their build. The term greed on a six town home project seems off base. Do people realize the well being of the community and economics, And the list of good things development and redevelopment do for a town, especially a small town like belmar, jobs are provided, more people go to our local delis for lunch which I’m sure the small business owners appreciate especially in their slow winter months, tax on the redeveloped properties are assessed higher which helps the boro and homeowners from tax increase; I know the standard haters on here will bite back at logic, But if everyone would stop automatically hating without listening it might be better. On another note, it’s very sad people can’t be thankful that local developers like the one on this project, known in the borough, lives in the borough and takes pride in his projects and community is getting this much negativity; people that live in the community invest not just with money, but with care and pride; developers coming from a far would sure try to cut costs, quality as they are all about revenue. To call this greed is just wrong

Nic B, thank you. You are correct. This is being done by one of our neighbors. It will be a beautiful addition to the neighborhood. The White House has outlived it’s life expectancy. Time for something new and this builder is the one to do it.

#17 When I look down 2nd avenue heading west from the white house I see other large complexes and homes set back nicely. This developer is asking for outrageous variances
like 20 feet required / proposed 5 feet.
    FAR required 50% proposed 117%
I understand that developers need maximum density to make money but build to the code and the town people are not required to guarantee the developer makes money.

Look at the Strollos Development next to Acropolis. The density is Crazy and I can’t imagine Olga and Andy using their Sun porch ever again. Water Run off will be a diaster. Such a shame for these productive, immigrants working 14 hours a day, 7 days a week to be stuck in a squeeze play.

    #21 agree 100% about that. It’s ridiculous.
#20- you’re right about it not being the towns responsibility that the developer make money. But it’s also not the developers responsibility to develope in a way that pleases everyone. This project seems like a pretty fair compromise. The WH has been for sale for 5 years. The idea that someone will come and lovingly restore it to its original glory ain’t happening unfortunately. The owner would like to sell it for an amount of money that requires the buyer to make financial decisions on its size and scope. These townhomes seem pretty nice to me. But not everyone can be expected to feel the same way. That’s why we have open hearings on variance applications. So citizens can be heard about their support or lack of support for these projects.

Did anyone catch the two residents that hired an attorney to fight it, one of which is a summer resident, and the other is a landlord who rents his house out illegally on a weekly basis?? So they don’t have to look at the run down/boarded up white house in their North Jersey homes all winter, like the residents of Belmar do all fall/winter/spring. They should be ashamed and thank the developer! White house needs to go.

23..yes! They are ridiculous. They also could have purchased the WH themselves. Their attorney picking apart the notice shows that they are grasping at straws. The proposed townhomes are gorgeous and just what the oceanfront needs on the North End.
