Is Brodsky annoying or it it just me? Mr. Rusell’s property does not meet the setback reqirements..
does anyone have right-of-entry to Mr. Russel’s property to do a setback survey?
Waisting taxpayers time and money.
His lot is 62 × 77.. his front setback is not to code, required variance. Merkler has matched the set back for the 2nd ace frontage as allowed. There is no way a pool was allowed on that lot without a variance. Were you at meeting? I watched video in entirely. Merkler’s team has laid out a very strong case for this plan.
Greedy- you mean the opposition and Mr. Brodsky are wasting our time and money, correct?

#4 … I’d like to see a Professional Land Surveyor testify about setbacks on the adjacent neighbor’s property … not just ‘eyeball’ estimates.
just recently it took a Federal Judge to grant access to property for survey purposes

Mr. Creamer, I think they have the exact setbacks. They said what it was, and that they intended to match the setback as it is allowed since the precedent is there on the adjacent property. To Greedy..all involved are tax payers and Mr. Merkler has paid application fees to be heard. The neighbors opposing are wasting our time and money with delay tactics.

I stepped forward to develop this property after concerns of other offers that were presented to the White house owners. One being a rehab/sober house on the property. I plan to live the rest of my days her,e and want the best for my neighborhood. I hope that you can support this project.
Oh my God. Horrors. God forbid they put a rehab/sober house on the property. Maybe we can commission an old naval vessel off the pier of Earle Naval Fort to house all of these deplorables. Shame on you for belittling people with diseases. Try going to church and see what Jesus said we should do with these people. Shame. The almighty dollar does a lot to people.
Bill Merkler is as solid and honest person that you could ever wish to meet. He is Belmar to the core.
I think the people fighting it would fight the sober living facility even more. It is about the zoning, townhomes are more of a fit for this residential block. I think the rehab facility backed off after doing their due diligence, they might have realized the building was beyond restoration. it never came before board. With the White House’s reputation, sober living might have been an ironic twist. Some will fight any change without even stopping to think of the benefits. The plan Mr. Merkler has put forward will be a positive for the neighbors and all of Belmar.
#10 – “diseases” – A disease is something you can’t control such as cancer. Boozing and drug use are choices. I know where to buy booze and with a very little effort I think I could find out where to buy drugs. Where can cancer be bought?
The property is not zoned for townhouses so move-on.
Why have zoning laws if no one wants to adhere to them? Where do these exemptions stop? Just change the zoning laws and everyone can play by the same rules, not just the greedy money grabbers with deep pockets and friends that are attorneys willing to challenge the specifics (set backs,heights,and such). This case is very similar to the Belmar Inn property where the landowner wished the property is worth much more than it is if it is required to live by the rules, zoning laws. Knock it down and build a “house” within the rules. And if that can’t be done within monetary bounds, then apparently the property is over-priced.
The White House property was zoned multi family when the Wagner’s purchased it 55 years ago. Things change and continue to change. The plan is an improvement. It will actually be less density and much more pleasing aesthetically. The people fighting it would not have homes if not for variances that were granted in more recent years.
Anonymous.. the property is valued at what the market brings. There are comps to back the price up.
Tip to buyers: if you purchase a home nextdoor to a 100 year old building with a non conforming use, chances are it will eventually be a developer’s project, especially in a location such as this.
I’d venture to guess the neighbors adjacent to White House got a sweetheart deal on their homes when they purchased because of this fact…
Current zestimate: 102 2nd, The White House, is currently valued at $2,800,458.00. What did Merkler pay? Zillow predicts its value will go up.. winning! Sounds like a good thing for neighbors..especially after the townhomes are complete.
Like the Belmar Inn, open it back up instaead of giving into more over development.
HEY 21 GUEST: The Belmar Inn is a newer year round building. The White House is a summer only (always has been, since 1930, when they chopped it up, only seasonal) How about you buy it and see how that works out for you? Good luck.
private development may not be the highest value and best use of the subject property … certainly, Belmar needs more public parking and this proposal would eliminate 5? spaces
Also, the property is directly across the street from Schroeder Park and a prime candidate for Green Acres funding

Eugene – the White House rents 34 rooms. Most rooms are double occupancy. Most tenants have cars. In the height of the summer at least 34 cars park around the WH.. vs 5 spots lost? There will be 12 off street spots for occupants.
I like the idea make it a park.
To 24 No skin other than being a lifelong resident and informed. Sounds like you have skin in the game to me. Good luck to the year round and long term residents that this comes to a resolution soon and the eyesore makes way for a better and more beautiful Belmar. Merry Christmas to all.
#27- Eyesore? Where’s code enforcement when you need them. A little paint and elbow grease can do a lot. I spend some time working in neighboring Spring Lake and it’s amazing what residents there are doing with their 125 year old homes. Why is it there are not present, or planned, condos or townhomes in Spring Lake???? Anyone out there have an answer?? Yep, I’m sure your answer will be, well go live in Spring Lake. Well I guarantee you that if I could afford the values of the homes, I would gladly move there. The ocean water is just as clean there. Merry Christmas

Interesting that people claiming to be libertarians are trying to stop someone from using their property in a way that does not interfere with anyone else’s rights to their property. At #15 and #29: Do some research. If zoning is never to be changed, than multi family should be allowed in this location because it was zoned as such in 1930 and in 1963 when current family purchased it. That is 55 years, 55 years of running a seasonal business and paying year round bills. Townhomes are not out of place on this site, in fact, density will be reduced. The person with “skin in the game” has made himself available for you to express your concerns yet you hide in anomynity. Did you attend the meeting? Did you see the plans in person? There are many neighbors in support of this.

#30 I am not opposed to multifamily use just keep the construction within reasonable percentages of the zoning requirements. I have seen the request for relief from many of the zoning requirements and that’s what I am objecting too.
Scale the project back and I will have no objection.
