I happened to run into ABC Commissioner David Rible at the store this morning and asked him about the proposed change to the seasonal liquor licenses. He told me that south end residents don’t need to get too worried because D’Jais would need a zoning change to operate year round even with the year round license.

D’Jais will get that change quickly. After that we can all drink up and be happy all year round. Drink up fellow citizens…..Be happy
They tried a few years ago and withdrew due to overwhelming opposition. They have had year round licenses in pocket in the past but it’s not the license that’s stopping them it’s the zoning.
I hope it stays that way.
I haven’t checked it but I guess the zoning allows them to operate during the seasonal license season. If the season would have been extended then they could have operated longer without violating the zoning. If there is going to be no such thing as a seasonal license season anymore they may have to reword our zoning law.
When I have time maybe I’ll try to find it.

Zoning may kick-in if there is a ‘change of use’ …. not the ‘duration of use”

I live on 19th Ave. I can’t imagine D’Jais being open ALL YEAR! What a nightmare. The place was a dive when I was young, many moons ago. Time to sell the place and build a nice house.

Djais nightclub will be sold one day,all 3 owners are old men.I worry about the next owner being a huge operator that could change our neighborhood into a year around high volume tourist restaurant like Cheesecake Factory or some other disaster like Martell’s in Point Peasant.Zoning is about the future of Belmar,not just about Djais nightclub.

D’Jais Is not going anywhere. Don’t be silly. Hopefully they are able to be open year round – support your local businesses and their local employees.
#13, what about D’Jais is a local business? It’s one block of Staten Island on Ocean Ave. If the town ever placed one DUI checkpoint leaving D’Jais, it would quickly lose its luster.
11+: beachfront hotel and Belmar’s great lifeguards, perfect together.
They don’t need zoning if they did then they would had to expand the back area (not) or the illegal port a Johns or have to have valid fire exit area for the back as well. Oh they probably would have need permits and inspection to redo the basement after Sandy sandlot no of this has been done. Simply OPRA for past permits and site plans going to back to pre sandy it’s all there. Oh and no Hadicap Parking ? Not sure if that’s legal but they get away with it.
Very dangerous questioning the bent noses and their OTH playgrounds.
