I have reviewed the document that is to be submitted. There are many obvious questions that I am sure will be raised.

While I personally think some private development of pavilions may be beneficial to the town as revenue generators rather than revenue drains. I also think the residents and tax payers should insist that final design approvals meet with their excitation.
Rather than no-bid contracts, I would rather the town elicit designs from a variety of outside developers. These options then could (and should) be reviewed by council in an open meeting for the purpose of selection with public input from Belamr taxpayers.

Apparently what I wrote was not clear to all readers. I am not in favor of the redevelopment plan of the Mayor.

I do think that any development in Belmar should be done by the private sector, and done by following the Code of Belmar.

All development must meet Zoning Board and Planning Board requirements, and have the approval of Belmar council. I do hope this clarifies my view.
