It is real estate 101, the highest and best use of the land.
Does this mean Strolo’s was sold?
They will be a tenant of the new building. They will be closed next summer during construction though.

They won’t be paying any property tax. They make a special payment program with the borough.
Regarding the proposed 10th Ave project.. this is insanity! The Borough and the Developer are trying to jam this through before this summer, which is crazy. No one has any idea of what the impact The Marina Grille, the 9th Avenue Pier and the marina is going to have on the parking that will be flowing eastward up 8th and 10th avenue. Last summer Bob Cooper employed the use of converting golf carts as small taxi’s to drive customers to and from the Main Street area to the 9th Avenue Pier. This year, once the marina is filled, he may need a fleet of them. No one wants to stop progress on the redevelopment in the Borough but 60 units of where maybe 24 should be is just pure greed by the Developer. This is Belmar, a small community by the Shore, not Jersey City. The taxpayers need to show up at this meeting to voice their concerns because this is not in the best interest of their quality of life and the town on Belmar!
God help Belmar !!! Don’t be hating on the school board when the locals bear the brunt of the taxes.

Belmar is a tourist beach town,the elementary school is no Princeton, West Windsor, or Wilburn to name a few high rated schools. When the cost per student really starts to skyrocket its time to consider send the kids to Manasquan. Every year the full time residency of Belmar is decreasing.
We don’t need this at all. More people, more traffic and the taxes will go up. Who pays for all this? The taxpayers of Belmar.
Shouldn’t that property on 10th, boro property, have been put out to public bid??
#9 – That lousy school is the worst part of this town. Much worse than the mayor and council could ever hope to be. The mayor and council are only little leaguers compared to the damage done to this town by that crummy BOE.

Typical BS. This is bad for Belmar. Plenty of kids to clog the limited space at the school. They should pay taxes just like everybody else. Better yet don’t build , take a pause ………………..

I would like to see Mr Dilberger take the 7th/8th grade standardized test this spring with the students. I bet he brings the average down.

Isn’t the eyesore building on 10th & 35 about 100 units? That means this new building on 10th is going to be half the size? That’s just insane to me. Is there really a need for more homes for year round residents? No. It’s the seasonal residents. Hopefully these plans are rejected. And if approved they don’t allow for weekly/summer rentals. This town needs to go back to being the community that brought us here instead of trying to become more like a shore town I wouldn’t want to live in.

#22 – Sir, you’re probably right about my doing badly on tests. I did badly when I was a boy and I’m sure I would now. However, you miss the point entirely. This school system you see before you today is completely outdated and to continue it (as we most certainly are going to do) is stupidity beyond belief. It doesn’t serve these children and doesn’t serve the taxpayers. There are teachers who know it but they dare not say a word or they’d be out the door so fast it wouldn’t be funny. As everything is set up today, it only serves the purposes of venders and professional bureaucrats, administrators and politicians. Plus of course, it is a place to warehouse children long past the time a person should devote time to formal education. Hopefully, I have explained the situation to you to your satisfaction.

From my point of view it is too bad this conversation degenerates into all this bs on the school both for and against. If anyone knows, are these two applications for 24 and 60 units not apartments but condominiums? yes? if so when the units are sold they will go on the tax rolls? is that correct? The tax break is only when in the hands of the developer? And the traffic issues along with parking issues should make it very difficult to get approvals if the experts brought in to testify do so honestly with no games played and bd members do there job.5th and Main and 10th and Main and 10th from Main to 35 will be virtually impassable at various times so locals will avoid if they can but visitors will hate it. To say parking will be at a premium is already an understatement.

The School system Belmar holds is due to “no student left behind” plan, when I went there it was great. Everyone had good test scores. As far as the buildings goes, stop crying. That’s the cost of living in a town where people envy to live in year round. Get over yourselves.
The current school test scores are terrible, the BOE and administration need to be held accountable for this. As for the over development of our town, this is insane. The intersection of 5th and Main had a parking problem prior to the north cornern building being constructed. The marina has well over 100 boats and very limited parking for its customers. Then the north corner building was add with Comercial stores with no or limited parking. And they want to build a similar south corner building with a limited parking requirement. This interection is currently a disaster and the town wants to make it wrost. The over development needs to stop….
So everyone. Show up at planning board meeting on Monday March 13. Voice your opposition openly and plainly.
And most importantly come to town hall meetings (start with Tuesday March 7th) and tell your elected officials your opinion. THEY HAVE FINAL SAY ON ALL OF THIS.
And diverting attention to whether the school here is good or bad isn’t the question. The fact remains schools must be funded. Period. Some one has to pay for it. Period.
The question is do you want that cost distributed through out the town of Belmar or do you want redevelopment PILOT projects EXEMPT.
I’m going to take one more shot at this. The school[s] are obsolete. They don’t/can’t do the work they’re designed to do because technology has left them behind. The “students” cannot or will not learn in the fashion earlier students learned by because they live an entirely different lifestyle. They are far different type people (I’m talking of the American children here). Of the illegal alien children, they cannot hope to learn up to their American counterparts (just look at them – people talk to you just by walking down the street and many other ways as well – you just have to be able to understand what you see). The work they could possibly do here in this country is rapidly eroding as I type. By the time they leave these so-called schools, they will be full wards of the state without any hope of real employment. The worst of it is as I say, the leadership and staff of these schools are fully aware of what I say, but of course, they’re not going to kill the golden goose – I’m done.
The developer should pay a school capacity fee, as well as an impact fee for increased services, considering the magnitude of these projects.
Tom, stop posting about the schools. I don’t know you , but you discredited yourself with the admission you did poorly in school. Belmar Elementary has a bad reputation. It affects all our kids and our home values. Two things that are important to us all.
With access to main street locked down at 6am it looks like the only places in Belmar that will be allowed to earn a living wage for their employees and children are MATT’S Bar insiders and their non resident voting staff members. Take a bow Matty for not understanding that we need access via cars to Belmar before 10am. No breakfasts, no Church only as always only catering to booze, not St Patrick.

Tom….I understand and agree. Even Trump can’t clean this mess. The teacher’s union killed the whole school system. Just wait until a new Gov gets in. Probably a democrat and he/she will tax the living hell out of every breathing person left in this state.
